Weston Mortgage Guide
I’m Jason L. Esposito, Senior Loan Officer at LoKation Mortgage, NMLS #308764; LoKation Mortgage NMLS #2682974. I’m based in Boca Raton and serve Broward remotely. I work with Weston buyers looking beyond a community’s entrance and amenities to the obligations attached to the house. Bonaventure, Savanna and Weston Hills offer different housing settings, association arrangements and financing questions.

A planned community still needs an individual review
Weston’s master-planned character can make a search feel organized, but it does not make every property interchangeable. I ask which neighborhood, association and ownership form apply before comparing financing options. A gated entrance or a community name does not identify every obligation attached to a home.
I also ask what you want to keep available after closing and whether the property will be your primary residence. Those plans affect the documentation conversation. An initial qualification should reflect the actual house and association rather than a generic assumption about what owning in Weston involves.
Bonaventure and established property records
In Bonaventure, buyers can encounter different property types and association arrangements within a familiar area name. I request the legal ownership information and current association records, particularly when a listing looks like a townhome but may have condominium ownership.
For an established home, confirm roof replacements, alterations and available permit records. I do not assume that a well-maintained appearance resolves an insurer’s questions about age or condition. For a condo, the individual unit and project need separate attention; an updated kitchen does not establish project eligibility.
Savanna and association responsibilities
In Savanna, I ask buyers to obtain the current governing documents and identify any separate neighborhood and master-community obligations. Clarify what the association maintains and what remains your responsibility. Amenities can be attractive without answering those practical ownership questions.
Leasing restrictions, architectural approvals and pending assessments should be reviewed before you commit to a plan. If you expect to rent the home later, confirm the actual rules. I distinguish those association requirements from the lender’s occupancy and underwriting requirements so one approval is not mistaken for the other.
Weston Hills and larger financing requests
Weston Hills is a useful example of why I look at the requested loan amount rather than the community’s reputation. A higher-priced home may involve jumbo financing, depending on the amount and program. I do not assume every home in the neighborhood requires the same product.
Ask what association obligations and any separately contracted club arrangements apply to the listing. A view, address or marketing reference does not establish a membership benefit or obligation. For a larger financing request, I review documented income, assets, reserves and the property’s appraisal under the lender’s current guidelines.
Insurance, roofs and water features
Lakes, canals and landscaped water features do not by themselves establish a flood designation. I recommend an address-specific map review and a discussion with an insurance professional. An inland Weston location is not a reason to skip that work.
Windstorm protection, roof age and documentation of changes can affect coverage. Ask about the proposed policy rather than assume the seller’s existing insurance transfers unchanged to you. Insurance and association expenses also affect qualification. I prefer to learn about a coverage or condition issue while there is still time to investigate the available options.
Condominiums and the ownership distinction
If your search includes a condo or a home with condominium ownership, I request the project questionnaire, budget, insurance and relevant inspection records. My condo financing guide explains project review and Florida’s milestone and structural reserve requirements for covered buildings.
The appropriate documents depend on the actual building and legal ownership. A community containing detached houses does not establish that an attached listing nearby follows the same process. Similarly, the association’s approval of a resident does not replace the lender’s review of the project.
FHA, VA and assistance in context
For Broward County, HUD’s 2026 FHA one-unit base loan limit is $667,000. The limit concerns the eligible loan amount rather than the purchase price. I check the current HUD record when discussing FHA financing. FHA, part of HUD, insures FHA loans; I am not a government agency.
I review conventional financing and VA options where appropriate. A buyer with a larger request may need a different structure, but the decision should follow the application and property review rather than a neighborhood label. Existing owners can discuss refinancing with a separate review of costs and eligibility.
My Broward assistance guide and Hometown Heroes information describe programs to ask about. Do not assume a Weston address or an occupation establishes eligibility; program limits, funding and property requirements still matter. I work remotely from Boca Raton and explain the documentation behind the available paths. Approval depends on credit, income, assets, property and lender guidelines, which can change.
Weston FAQ
Does every Weston Hills purchase require jumbo financing?
No. The proposed loan amount and applicable program determine that question, not the neighborhood name alone. I review the request, appraisal and lender requirements before identifying an appropriate financing path.
Should I review more than one association in Weston?
Yes, where separate neighborhood and master associations apply. Obtain the governing documents, current obligations, assessments and maintenance responsibilities for each applicable association rather than relying on one advertised figure.
Are Weston condos reviewed differently from detached houses?
Condominium ownership can require a project review in addition to borrower underwriting. I confirm the legal ownership and applicable building, insurance and association requirements before treating a listing like a detached home.
