Sunrise Mortgage Guide

I’m Jason L. Esposito, Senior Loan Officer at LoKation Mortgage, NMLS #308764; LoKation Mortgage NMLS #2682974. I’m based in Boca Raton and serve Broward remotely. I work with Sunrise buyers comparing established inland neighborhoods, age-restricted condos and homes near the Sawgrass area. I focus on the particular association and building instead of assuming that the whole city follows one approval process.

Begin with the part of Sunrise you are considering

Sunrise combines established residential neighborhoods, condominium communities and western areas associated with the Sawgrass shopping and employment corridor. I ask which setting fits your plans, then review the actual listing. Similar-looking attached homes can have different legal ownership and lender requirements.

I work remotely from Boca Raton, so our conversation can start with a listing and available documents rather than a branch visit. Tell me whether you will occupy the home, use it seasonally or seek rental use. Those intentions affect the financing review and the association questions we need to resolve.

Welleby and established neighborhood homes

In Welleby, I want to identify the specific subdivision, association and maintenance responsibilities. A familiar neighborhood name does not establish what is included in the dues or whether another association also applies. Ask for the current governing documents instead of relying on a summary in the listing.

For a detached or attached resale, roof records and documentation of alterations can matter to insurance and underwriting. I ask about additions, enclosures and available permits before assuming the advertised living space will be treated the same way in the appraisal. Your inspector’s condition review and the lender’s requirements have different purposes.

Sunrise Lakes and 55+ condominium questions

Sunrise Lakes is an important part of the age-restricted condominium search. I do not treat the name as one lender-approved project or one set of resident rules. Confirm the phase, legal association, building and applicable age or occupancy requirements for the unit you are considering.

Ask about leasing restrictions, the association application and current obligations before assuming a unit fits a future rental plan. The association’s review of a resident is separate from mortgage underwriting. I need project information even when your personal application appears straightforward.

I request insurance, the budget, reserves, assessments and relevant inspection records. For covered older buildings, milestone inspections and Structural Integrity Reserve Studies can identify issues that affect financing. My condo financing guide explains why the existence of a report is not confirmation that all required work and funding have been addressed.

Sawgrass Mills and the western corridor

The area near Sawgrass Mills can appeal to people organizing their search around shopping, employment and highway access. I separate that location preference from the financing characteristics of the home. A condo near a retail destination is not necessarily part of a mixed-use project, and the project documents establish what the lender must review.

Check travel from the actual address toward the Sawgrass Expressway, I-595 and your regular destinations. Traffic around major retail or event areas can differ from a quiet neighborhood visit. I recommend testing the route rather than depending on one commute estimate for every western Sunrise listing.

Roof age, windstorm coverage and flood review

Obtain an insurance discussion tied to the property, including the roof’s age and supporting replacement records. A seller’s existing coverage does not establish what is available to you. Windstorm features, deductibles and condition can affect the proposed insurance arrangement.

I do not assume that being inland removes flood concerns. Check the parcel’s current designation and discuss coverage with an insurance professional. For association housing, determine which risks the master policy covers and which remain your responsibility. These expenses and association obligations belong in the qualification review, not just in a conversation after the contract is signed.

Choosing an eligible program

HUD’s 2026 FHA one-unit base loan limit in Broward is $667,000. That figure applies to the eligible loan amount, not the property’s price. I verify the county record and property requirements when discussing FHA options. FHA, part of HUD, insures these loans; I am not a government agency.

Conventional financing and VA options may also deserve review. For condos, a borrower’s eligibility does not settle project eligibility. Existing owners considering refinancing should also review the new transaction’s expenses and the current association and insurance situation.

Start the assistance conversation with my Broward guide and Hometown Heroes page. The actual program, available funds, household and address determine the next steps. I do not assume that a nearby city’s assistance applies to a Sunrise property. Send the listing and association contact early. Approval depends on credit, income, assets, property and lender guidelines, which can change.

Sunrise FAQ

Are all Sunrise Lakes units one approved condominium project?

No. I review the actual phase, legal association and building. A community name does not establish lender approval, current insurance, reserve adequacy or a particular unit’s eligibility.

Do Sawgrass-area condos automatically count as mixed-use projects?

No. Being near shopping does not establish the project’s legal structure or commercial composition. I request the project documents rather than make that assumption from the address.

What should I confirm before choosing a 55+ condo in Sunrise?

Confirm the actual association’s age, occupancy and leasing rules, application process and financial obligations. I separately review the lender’s project and borrower requirements.
