Miramar Mortgage Guide
I’m Jason L. Esposito, Senior Loan Officer at LoKation Mortgage, NMLS #308764; LoKation Mortgage NMLS #2682974. I’m based in Boca Raton and serve Broward remotely. I work with Miramar buyers comparing established eastern neighborhoods with western planned communities. Silver Shores, Monarch Lakes and Sunset Lakes are useful starting points, but I review the property’s own association, insurance and intended use before discussing a loan path.

Different parts of Miramar need different questions
My first Miramar conversation is about the home itself. An established eastern house, a newer western subdivision and an attached community do not necessarily share the same appraisal, association or insurance questions. I ask what you plan to occupy and what you expect the property to do for your household.
I also confirm the municipal address when a search crosses into Pembroke Pines or Miami-Dade. Marketing descriptions can group several areas together, but financing follows the actual property records. A community name does not replace the legal description, county identification or association information.
Silver Shores and association layers
In Silver Shores, I want to understand the specific neighborhood and ownership form before carrying qualification assumptions from another listing. Obtain the governing documents, current association obligations and details of any pending assessment. Ask whether a master association and a neighborhood association both apply.
If you intend to rent the home later, confirm leasing restrictions and application procedures now. I do not treat an association’s willingness to accept a resident as evidence that the lender has approved the property. The application, title review and association process can require different records and different follow-up.
Monarch Lakes and Sunset Lakes
Monarch Lakes and Sunset Lakes can appeal to buyers looking for planned-community settings with water features and neighborhood amenities. I ask who maintains common areas and what obligations attach to the specific home. A lakefront position can affect a buyer’s preferences without proving either the flood designation or insurance availability.
For a resale, request information about improvements as well as original construction. Roof replacements, additions and enclosed spaces need appropriate documentation where applicable. I would rather learn about a permit or condition question before the contract schedule depends on an appraisal or insurance decision.
Miramar Regional Park and the western search
The area around Miramar Regional Park is a useful landmark when comparing western neighborhoods. I encourage you to check the actual route to work, school or regular activities from each listing. Access to Miramar Parkway and I-75 does not create one uniform commute across the city.
Newer west-side housing should still receive a property-specific review. Newer construction does not establish that every roof, window, addition or association record is acceptable to an insurer or lender. If you are considering builder inventory, I review the financing and contract information without assuming that a builder’s preferred arrangement is your only option.
Attached housing and condo eligibility
A home described as a townhome may have fee-simple ownership or be part of a condominium. I establish that distinction early. Condominium review can involve the project’s budget, reserves, insurance, litigation and condition, not just your income or the appearance of the individual unit.
My condo financing guide explains milestone inspections and Structural Integrity Reserve Studies for covered buildings. Those rules are not identical for every low-rise attached development. Send the listing and association contact so I can identify the documents relevant to the actual project rather than apply one community’s requirements to all of Miramar.
Roofs, windstorm protection and flood maps
I ask for an address-specific insurance discussion, including roof age and documentation of any replacement. A current owner’s policy does not establish the coverage available to a new buyer. Windstorm features, deductibles and property condition can affect the insurance review.
Flood requirements should be checked against the parcel and financing. Neither an inland location nor proximity to a lake settles the question. For an association property, clarify the master policy and any separate coverage you need. These obligations affect qualification and ownership planning alongside association dues.
Program choices without an automatic approval
For an eligible one-unit Broward property, HUD’s 2026 FHA base loan limit is $667,000. The figure limits the eligible loan amount, not the listing price. I verify the current HUD record while reviewing FHA options, including the property requirements. FHA is part of HUD and insures FHA loans; I am not a government agency.
I compare conventional financing and VA options where appropriate. Existing owners can discuss refinancing, but a future transaction should not be assumed when making today’s purchase decision.
For assistance, start with my Broward guide and Hometown Heroes information. Availability and eligibility depend on the specific program, address and household. I work remotely from Boca Raton and help organize the documents behind the application. Approval depends on credit, income, assets, property and lender guidelines, which can change.
Miramar FAQ
Do Miramar lakefront homes automatically require the same flood coverage?
No. I ask for an address-specific flood determination and insurance advice. A lake view alone does not establish the property’s flood designation or the lender’s coverage requirements.
Does a newer western Miramar home avoid insurance review?
No. The insurer and lender still review the actual property and required documentation. Construction age alone does not resolve roof condition, permitted changes or coverage availability.
What association information should I request in Miramar?
Ask for the applicable neighborhood and master association documents, current dues, assessments, insurance responsibilities and occupancy or leasing rules. Condominium ownership may require additional project records.
