Refinancing Your Florida Home
I’m Jason L. Esposito, Senior Loan Officer at LoKation Mortgage, NMLS #308764; LoKation Mortgage NMLS #2682974. I’m based in Boca Raton and work remotely across Broward, Palm Beach and Florida. I begin a refinance conversation with your objective and existing mortgage, not an assumption that replacing the loan will save you money.

Start with the reason for replacing the mortgage
I ask what you want the refinance to accomplish: changing the loan structure, accessing eligible equity, addressing mortgage insurance or organizing other obligations. Those goals can lead to different options and different trade-offs. I review the existing mortgage and your expected ownership plans before suggesting a new application.
Refinancing replaces debt with a new transaction and creates new costs. A new repayment schedule can change the total amount paid over time, even when one feature appears attractive. Keeping the current mortgage can be a reasonable outcome of the review, especially when the proposed change does not support your plans after expenses.
Rate-and-term and cash-out refinancing
Rate-and-term refinancing generally replaces the existing mortgage without substantial cash being paid to you, subject to the program’s definition. I review which existing obligations and transaction expenses may be included and how the proposed structure compares with what you already have.
Cash-out refinancing uses eligible equity as part of a new mortgage, with proceeds available for permitted purposes. The appraisal, existing liens, ownership history and underwriting affect what is possible. My cash-out refinancing article explains why equity is not the same as immediately available cash or a promise of approval.
FHA streamline refinancing
If your existing mortgage is FHA-insured, an FHA streamline refinance may be an option under the program’s current eligibility and benefit requirements. Streamline describes the documentation and underwriting process; it does not mean the transaction is free or that every existing FHA borrower qualifies.
I confirm the existing loan information, payment history and applicable lender requirements before proceeding. Mortgage insurance and closing expenses still need review. An FHA streamline is not a general-purpose cash-out product. My Florida FHA guide explains the broader program, and I am a private-sector loan officer, not a government agency or representative of FHA or HUD.
VA IRRRL options for eligible existing loans
For an eligible existing VA loan, a VA IRRRL may offer another refinance path. VA and lender requirements, including applicable benefit, seasoning and cost-recovery rules, still need to be satisfied. I review the current loan and proposed transaction rather than assuming a program name establishes eligibility.
An appraisal and income documentation may not be required, depending on lender guidelines. That is not a promise that documentation is unnecessary. See my VA IRRRL article and Florida VA page for context. LoKation Mortgage and I are not affiliated with or endorsed by the Department of Veterans Affairs.
Mortgage insurance and debt consolidation
Refinancing into an eligible program may change or remove an existing mortgage-insurance requirement when the property value, equity, credit and other underwriting conditions support it. I compare the full transaction cost rather than assuming that removing one charge makes refinancing worthwhile. An FHA streamline does not automatically eliminate FHA mortgage insurance.
Ask your existing servicer whether cancellation options are available without refinancing before paying for a new loan. If your goal is consolidating other debt, remember that moving unsecured obligations into a mortgage can put your home at risk if you cannot repay. It also does not address the habits or circumstances that created those obligations.
Equity for repairs and insurance-related work
Some owners ask about using equity for repairs or roof work required by an insurer. I need to understand the property’s current condition and insurance status before discussing a standard refinance. Unresolved defects, a coverage lapse or required repairs can affect whether the property is eligible for the proposed program.
Do not assume the new mortgage can close first and address every issue afterward. The lender may require work or evidence of acceptable coverage before closing. I coordinate the financing review while you work with your insurance professional, contractor and other advisors to establish the scope and timing.
Evaluate closing expenses and break-even
I review lender charges, title and settlement expenses, appraisal requirements and prepaid items through the applicable disclosures. Compare the money paid at closing with amounts added to the new balance. Financed expenses remain expenses; they do not disappear because you are not paying them separately that day.
A general break-even review compares transaction expenses with a sustainable reduction in recurring cost, then considers how long you expect to keep the mortgage. That calculation is incomplete if it ignores a changed repayment schedule, a larger balance or other trade-offs. The calculator can support planning, but I review the actual disclosures and objective with you.
Florida taxes and the final decision
Florida generally imposes documentary stamp tax on mortgage-related documents and nonrecurring intangible tax on new obligations secured by Florida real property. Exemptions and refinance-specific treatment can depend on the documents and transaction structure. I ask the closing agent to confirm the applicable charges; consult a tax advisor about any tax implications.
For an investment property, DSCR financing involves a different underwriting discussion. For an older homeowner considering alternatives, my reverse mortgage page explains that product’s obligations. Refinancing resets transaction costs and may not save money in every case. Approval depends on credit, income, assets, property and lender guidelines, which can change. I will explain the trade-offs before you decide.
