FHA Loans in Florida
I’m Jason L. Esposito, Senior Loan Officer with LoKation Mortgage, NMLS #308764; LoKation Mortgage NMLS #2682974. I’m based in Boca Raton and work remotely across Broward, Palm Beach and Florida. I help you understand where FHA financing may fit, what the property needs to satisfy and which documents the lender will review.

Who I discuss FHA financing with
FHA financing can be useful for first-time buyers and borrowers with moderate credit who meet the program’s underwriting requirements. It is not limited to first-time buyers, and a credit score by itself does not establish approval. I review your income, existing obligations, available assets and the proposed home together before discussing a financing path.
FHA loans have a low minimum down payment, but that does not make the transaction cost-free. I help you separate funds needed for the purchase from closing expenses, prepaid items and any reserves the lender requires. The amount you need depends on your application, property and eligible sources of funds; I do not assume the same cash requirements for every buyer.
Understand FHA’s role and mine
FHA loans are insured by FHA, which is part of HUD. That insurance protects the lender against certain losses; it does not replace underwriting or protect you from every homeownership expense. I am a private-sector loan officer, not a government agency. LoKation Mortgage and I are not affiliated with or endorsed by FHA or HUD.
I help coordinate the application and explain lender requirements. FHA sets program standards, while participating lenders may have additional guidelines. An initial discussion or pre-approval is not final approval of the borrower, the appraisal or the property.
Gift funds need an eligible source and a paper trail
FHA rules permit gift funds from eligible donors, subject to documentation. I confirm the source, relationship and transfer requirements before you move money. A gift must be a gift rather than an undisclosed obligation to repay someone, and not every person connected with the transaction is an eligible donor.
I may need a gift letter and records showing the source and movement of funds. If money arrives without a clear explanation, the lender can require additional documentation. Tell me early if family or another potential donor plans to help so I can explain the current requirements before the transfer.
Mortgage insurance is part of the comparison
FHA financing generally includes an upfront mortgage insurance premium and annual mortgage insurance premiums, commonly called MIP. The annual premium is collected through the mortgage payment. Mortgage insurance is different from homeowners insurance and flood insurance, which address different risks and may also be required.
I review how the applicable mortgage insurance affects the overall financing structure without assuming it disappears when the home gains value. Duration and treatment depend on the FHA loan’s circumstances and current rules. Compare the complete transaction, not just one advertised feature, and ask me to explain the lender’s disclosures before deciding.
Check the county limit, not a statewide assumption
HUD’s 2026 FHA one-unit loan limit is $667,000 in Broward, Palm Beach and Miami-Dade Counties. Limits vary by county and property unit count. Confirm the current figure in HUD’s FHA Mortgage Limits lookup, selecting the property’s county, FHA Forward and the applicable year.
A loan limit is not a purchase-price allowance or an approval. The appraisal, requested loan amount and program requirements still matter. If your search crosses county lines or changes from a single-unit home to a small multifamily property, I check the appropriate record rather than carrying over a number from another listing.
Primary residences and small multifamily homes
FHA purchase financing is intended for a qualifying primary residence, not an investment-only purchase or vacation home. An eligible owner-occupied property with two to four units may be an option when you live in one unit. Additional property, income, reserve and underwriting requirements can apply.
Potential rental income does not automatically make a small multifamily purchase qualify. I review the lender’s documentation requirements, the appraisal and how eligible rent may be considered. Be clear about your occupancy plans, and discuss changes before relying on a qualification built around a different use.
Condos require their own approval review
For a condominium, I check whether the project is on FHA’s approved list or whether the transaction may qualify for FHA single-unit approval. A unit in a project without current FHA approval is not automatically eligible for that alternative. The lender must review the applicable borrower, project and transaction requirements.
My South Florida condo financing guide explains why association budgets, insurance, structural reports and assessments matter. Send me the listing and available association documents early. Borrower approval does not settle the building’s eligibility.
Assistance and future refinancing
FHA financing may be paired with eligible assistance, including Hometown Heroes and qualifying county or city programs. Each program has its own eligibility, participating-lender and property rules. Funding changes, and combining programs requires confirmation. My Broward assistance guide is a starting point for Broward buyers, not a reservation of funds.
For an existing FHA mortgage, an FHA streamline refinance may be worth reviewing under the current eligibility and benefit requirements. Streamline describes the underwriting process; it does not mean there are no costs or automatic approval. I explain those distinctions on my Florida refinancing page. Approval depends on credit, income, assets, property and lender guidelines, which can change. I will review your actual circumstances before recommending a next step.
