Hollywood Mortgage Guide

I’m Jason L. Esposito, Senior Loan Officer at LoKation Mortgage, NMLS #308764; LoKation Mortgage NMLS #2682974. I’m based in Boca Raton and work remotely with Florida buyers and homeowners. I work with Hollywood buyers comparing Hollywood Lakes, Hollywood Hills, Emerald Hills, downtown and beach-area condos. I focus on the property’s records and intended occupancy instead of assuming the whole city follows one financing pattern.

Choose the property type before the program

A Hollywood search can move from an established detached home to a downtown condominium or a coastal building in a short list of properties. I identify the legal ownership and actual association before treating those homes as comparable financing files.

Tell me whether the property will be your primary residence, a seasonal home or an investment. Those plans affect lender documentation, and a listing’s rental description does not establish permission. I prefer to discover restrictions before the contract schedule depends on an occupancy assumption.

Hollywood Lakes and water-related questions

In Hollywood Lakes, I recommend checking the actual parcel’s flood designation and obtaining insurance advice. The area name and proximity to water do not, on their own, determine which coverage is required or how an insurer will evaluate the home.

For older houses, request roof records and information about additions, enclosed spaces and major systems. Your inspector should assess condition while I identify lender documentation. A renovated interior does not establish that every improvement has supporting permits or that a seller’s insurance arrangement will be available to you.

Hollywood Hills and Emerald Hills

Hollywood Hills offers an established residential setting where the individual home’s condition can matter more than a broad neighborhood description. I ask about roof replacements and prior alterations rather than assume neighboring houses have similar underwriting needs.

In the Emerald Hills search, clarify any association or club obligations attached to the particular property. A golf-related marketing reference does not establish mandatory membership or included benefits. Obtain current written requirements so the lender can determine how documented obligations affect funds needed and qualification.

Downtown and the Young Circle area

Near Young Circle and downtown, condominium ownership can introduce project financial, insurance and commercial-use questions. I request the actual project records rather than infer eligibility from nearby shops or restaurants. Being close to commercial activity does not establish the legal composition of the building.

For an attached home, confirm whether the ownership is fee-simple or condominium. The same exterior description can lead to different document requirements. Ask about neighborhood and master associations, assessments and leasing rules while I review the lender’s property requirements.

The Broadwalk and coastal condos

Hollywood’s beach and Broadwalk area can attract buyers interested in seasonal use, but a vacation-oriented location does not establish acceptable rental use. Verify municipal requirements, association restrictions and any hotel or rental-management arrangement before relying on a projected use.

For a condominium, obtain the budget, reserves, insurance and applicable inspection information. My condo financing guide explains milestone and structural reserve issues for covered buildings. An updated unit does not settle building-wide repairs, insurance gaps or assessment funding.

Insurance and eligible financing

Windstorm coverage, roof age and address-specific flood information should be reviewed early. For association properties, clarify the master policy and your own responsibilities. Insurance and applicable dues or assessments can affect qualification even when listings have similar asking prices.

HUD’s 2026 FHA one-unit base loan limit in Broward is $667,000, which concerns the eligible loan amount rather than the price. FHA loans are insured by FHA, part of HUD; I am not a government agency. I verify the current record and property requirements when comparing FHA, conventional and eligible VA options.

Assistance and a practical starting point

My Broward assistance guide discusses Hollywood’s relationship to county programs, but funding and eligibility can change. I check the current program and Hometown Heroes requirements instead of assuming an older funding statement remains available.

I work remotely from Boca Raton. Send the listing, intended use and association information early. Business owners can compare conventional documentation with bank-statement options, and existing owners can review refinancing separately. Approval depends on credit, income, assets, property and lender guidelines, which can change.

Hollywood FAQ

Does a Hollywood beach address establish short-term rental eligibility?

No. Local rules, association restrictions, any rental-management arrangement and the lender’s requirements must be reviewed separately for the actual property.

Are Hollywood Lakes flood requirements the same for every home?

No. I recommend a parcel-specific determination and insurance discussion rather than use the neighborhood name or a water view to decide coverage.

Can I rely on an older Hollywood assistance announcement?

Not without confirmation. Funding, eligible properties and household requirements can change. I check the current program before treating assistance as part of a financing plan.
