Pembroke Pines Mortgage Guide

I’m Jason L. Esposito, Senior Loan Officer at LoKation Mortgage, NMLS #308764; LoKation Mortgage NMLS #2682974. I’m based in Boca Raton and serve Broward remotely. I help Pembroke Pines buyers distinguish a detached home from a townhome or condo association before we choose financing. Pembroke Lakes, Silver Lakes, Chapel Trail and Century Village raise different questions about ownership, occupancy and building eligibility.

Start with the ownership, not the photograph

Pembroke Pines stretches across very different housing settings. I ask whether the listing is a detached house, a fee-simple townhome or a condominium because similar-looking homes can follow different lending requirements. An association name and a street photograph are not enough to identify the legal ownership.

Before you offer, send me the listing, association contact and intended occupancy. I can identify documents to request while you evaluate the property. If your search includes both an established eastern neighborhood and a western planned community, do not assume that a qualification based on one association’s expenses transfers unchanged to another.

Pembroke Lakes and established homes

Around Pembroke Lakes, buyers encounter established single-family neighborhoods alongside attached housing and associations. I look at the actual parcel and building rather than treating the entire area as one project. A home’s location near shopping or recreational amenities does not establish access rights, membership obligations or the lender’s view of the property.

For an older house, obtain the roof permit history and available inspection records early. A roof that appears serviceable during a showing may still need additional review for insurance. I coordinate the financing questions while your inspector and insurer assess condition, remaining usefulness and coverage requirements.

Silver Lakes and Chapel Trail

Silver Lakes includes communities associated with both Pembroke Pines and neighboring Miramar. I verify the address and municipality instead of relying on a broad marketing name. Master and neighborhood associations can create separate obligations, so ask for each applicable budget, dues schedule and assessment notice.

In Chapel Trail, I also ask what the governing documents say about leasing, property changes and maintenance responsibilities. A buyer planning future rental use should not assume those rules match a nearby subdivision. The lender’s occupancy requirements and the association’s restrictions are separate issues, and both need attention before you settle on a plan.

Century Village and age-restricted condos

Century Village is an important part of the local condominium search, including buyers considering a 55+ setting. Confirm the specific association’s age, occupancy, application and leasing rules. An association approval and a lender approval are different reviews; neither replaces the other.

I request the project questionnaire, budget, insurance and available reserve or inspection records. Required milestone inspections and Structural Integrity Reserve Studies can affect covered older buildings. Not every building has the same legal requirements or condition. My South Florida condo guide explains why the actual building and association documents matter more than a community-wide assumption.

Insurance and flood review are address-specific

I do not treat an inland Pembroke Pines address as proof that flood exposure is absent. Check the current flood designation for the parcel and discuss coverage with an insurance professional. A lake view or drainage canal also does not, by itself, tell you which coverage the lender requires.

Windstorm protection, roof age and the insurance deductible belong in the discussion early. For attached housing, clarify which portions the association insures and which you must insure yourself. HOA dues, coverage and applicable assessments can affect qualification even when two listings have similar asking prices.

Comparing financing and assistance

HUD’s 2026 FHA one-unit loan limit for Broward County is $667,000. It applies to the eligible base loan amount, not the property’s price. I confirm the county and current HUD record when discussing FHA financing. FHA loans are insured by FHA, part of HUD; I am not a government agency.

I also review conventional financing and VA options when appropriate. Borrower eligibility does not settle condo eligibility. If your search involves a purchase followed by renovation or a future refinance, I explain that those later transactions require their own review rather than treating them as assured outcomes.

My Broward assistance guide and Hometown Heroes page explain programs to discuss. Funding, eligible locations and household requirements can change. I check the current address and application before relying on assistance.

Location and a practical document checklist

Access to I-75 and Florida’s Turnpike can influence your search, but the actual trip depends on the neighborhood, interchange and time of travel. Test the route from the listing rather than using one travel estimate for the entire city.

Bring the contract or listing, occupancy plans, association details and known roof or insurance concerns to our conversation. I work remotely from Boca Raton and explain what the lender still needs. Approval depends on credit, income, assets, property and lender guidelines, which can change.

Pembroke Pines FAQ

Can I finance a Century Village condo?

Possibly. I review the specific association, building, insurance and lender requirements. You also need to confirm the community’s age and occupancy restrictions; association approval does not replace mortgage underwriting.

Is every Silver Lakes address in Pembroke Pines?

No. The broader Silver Lakes community includes areas associated with Pembroke Pines and Miramar. I verify the municipality and legal property records for the actual listing.

Can I use Broward assistance in Pembroke Pines?

Potentially, depending on current funding, the program’s eligible locations and your household and property qualifications. I confirm the available program before including it in a financing plan.
