2026 Florida Loan Limits by County (Conforming, FHA & VA)

Higher 2027 conforming limits available now through select lending partners

I’m Jason L. Esposito, Senior Loan Officer at LoKation Mortgage, NMLS #308764; LoKation Mortgage NMLS #2682974. I’m based in Boca Raton and work remotely across Florida. I use the property’s county and unit count to check the applicable financing limit, then review your eligibility. Here I’ve brought together the 2026 FHFA conforming and HUD FHA forward limits for all 67 Florida counties, with a separate explanation of VA entitlement.

Higher 2027 conforming limits available now

Ahead of FHFA's official 2027 announcement, I can offer higher conforming loan limits on conventional loans through select lending partners:

Higher limits available now compared with official 2026 standard-county limits
Property unitsHigher limits available nowOfficial 2026 standard-county limit
1-unit$847,440$832,750
2-unit$1,085,059$1,066,250
3-unit$1,311,535$1,288,800
4-unit$1,630,005$1,601,750

Available ahead of FHFA's official 2027 announcement through select investors. Subject to credit approval, program guidelines and change. Not all borrowers qualify.

These limits apply to conventional loans in Florida's standard-limit counties (every county except Monroe). Monroe County has a higher 2026 official limit shown in the table below; ask me what is available there.

These are not FHFA's official 2027 limits. FHFA is expected to announce the official 2027 limits later this year, and they may differ. FHA loan limits are unchanged until HUD announces its 2027 limits.

2026 county loan limits: conforming and FHA

Limits apply to the loan amount, not the price. These are program ceilings, not an approval or a statement about what you can afford. FHA limits follow the county where the property is located, not the borrower’s current address. Select the unit count for the actual property. FHA figures are base mortgage limits; treatment of eligible financed upfront mortgage insurance is governed separately by FHA rules.

VA loan limits by county

Since January 1, 2020, changes under the Blue Water Navy Vietnam Veterans Act have removed the VA county loan limit for borrowers with full entitlement. That does not mean unlimited approval. Credit, income, assets, the appraisal and lender guidelines still determine whether the proposed loan can be approved.

With reduced entitlement—for example, entitlement tied to an active VA loan or prior entitlement that has not been restored—the county’s one-unit conforming limit helps determine the remaining VA guaranty and whether a down payment may be needed. The guaranty available in those cases is limited. The county figure is not itself an absolute borrowing ceiling when additional borrower funds and lender requirements are satisfied. Even for a property with more than one unit, VA’s remaining-entitlement calculation uses the one-unit limit.

I start with your Certificate of Eligibility and entitlement history rather than assuming that an existing VA loan prevents another purchase. Explore the VA entitlement calculator, Florida VA options and my guide to using two VA loans. Calculator results are estimates and do not replace the lender’s review.

Above the conforming limit: jumbo considerations

A conventional mortgage above the applicable conforming limit is generally considered jumbo. Jumbo underwriting follows the lender’s own requirements for credit, documented income, assets, reserves, occupancy and the property. A purchase price above a county limit does not automatically require jumbo financing; it is the proposed loan amount and relevant program that matter.

FHA has its own county and unit-count ceilings. A property meeting a conventional limit does not automatically fit FHA, and a VA borrower with full entitlement should not treat the conforming limit as a VA cap. I compare the appropriate rules for the actual financing request.

For local context, explore my Broward County guide, Palm Beach County guide, Florida FHA guide and Florida areas I serve. Approval depends on credit, income, assets, property and lender guidelines, which can change.

Florida loan limits FAQ

What is the 2026 conforming loan limit in Florida?

The 2026 conforming limit for a one-unit property is $832,750 in every Florida county except Monroe, where it is $990,150. Separate limits apply to properties with two, three or four units. These are loan-amount limits, not purchase-price limits, and lender approval is still required.

What are FHA loan limits by county in Florida?

For 2026, the FHA one-unit floor is $541,287. Higher county limits include $667,000 in Broward, Miami-Dade and Palm Beach, $764,750 in Collier and $990,150 in Monroe. Use the full county table for the property's county and unit count, then confirm the current figure in HUD's FHA Mortgage Limits lookup.

Are there VA loan limits in Florida?

Borrowers with full VA entitlement have no VA county loan limit under the changes effective January 1, 2020. Credit approval, income, assets, the appraisal and lender guidelines still apply. For reduced entitlement, the county's one-unit conforming limit helps determine the available VA guaranty and whether a down payment may be needed.

Which Florida county has the highest limit?

Monroe County has Florida's highest 2026 one-unit conforming and FHA limits: $990,150. Its limits for two, three and four units are $1,267,600, $1,532,200 and $1,904,150, respectively. Those figures do not establish a VA loan ceiling for a borrower with full entitlement.

What if my loan amount is above the limit?

A conventional loan above the applicable conforming limit is generally considered jumbo and follows the lender's jumbo guidelines. An FHA loan must fit the FHA limit for its county and unit count. I can review another eligible program or financing structure; approval depends on credit, income, assets, property and lender guidelines, which can change.
