What type of loan are you looking at?

How VA Loan Entitlement Works

A plain-English explanation of one of the most misunderstood VA benefits.

What is entitlement?

VA entitlement is the dollar amount the VA promises to repay your lender if you default. This guarantee is what allows veterans to buy with no down payment — the lender's risk is protected by the VA, not by your cash.

Full entitlement — no VA loan limit (since Jan 1, 2020)

The Blue Water Navy Vietnam Veterans Act of 2019 removed VA loan limits for veterans with full entitlement. If your COE shows $36,000, you can buy at any price your lender approves with $0 down — no FHFA county limit applies.

100% LTV — what that means

VA loans allow up to 100% loan-to-value — meaning you can borrow the full purchase price with no down payment. However, the loan can never exceed the purchase price (for purchases) or the appraised value (for refinances). If the appraisal comes in below contract price, the loan is capped at the appraised value.

Partial entitlement — for veterans with existing VA loans

If you currently have a VA loan or haven't restored entitlement from a prior loan, you have partial entitlement. Your maximum no-down-payment loan = remaining entitlement × 4. If the purchase price exceeds that, the difference is your required down payment.

Down payment can extend your limit

With partial entitlement, you can buy above the no-down-payment maximum by covering the gap with a down payment. The minimum down payment = purchase price minus (remaining entitlement × 4). You can always put more down to reduce your loan further.

Restoring your entitlement

When you sell a VA-financed home and pay off the loan, your full entitlement is restored. In some cases you can have two VA loans at once. Every situation is different — a 15-minute conversation with Jason can reveal options most veterans don't know exist.

Who Pays $0 Funding Fee

  • Veterans receiving VA disability compensation (any rating)
  • Veterans rated 10% or more service-connected disabled
  • Surviving spouses of veterans who died in service or from a service-connected disability
  • Active-duty service members awarded the Purple Heart (extended by the 2019 Act)
