How to Get a Mortgage When You're Self-Employed

Being self-employed doesn't mean you can't get a mortgage — it means you need a loan officer who knows which programs actually work for you.


One of the most common things I hear from self-employed borrowers: 'I was told I don't qualify.' Usually, that's not the full story.

The truth is that traditional mortgage qualification relies heavily on W-2 income — which self-employed borrowers don't have. Most banks and big lenders aren't set up to handle the nuances of business income, write-offs, and variable earnings. So they take the easy route and say no.

But there are programs built specifically for self-employed borrowers. Here's what they look like.

Bank statement loans. Instead of tax returns, these programs qualify you based on 12 to 24 months of personal or business bank statements. If your deposits tell a strong story even if your taxable income looks low after deductions, this is often the right fit.

P&L-only loans. Some programs will qualify you based on a one-year or two-year profit and loss statement prepared by your accountant. No tax returns, no bank statements required.

Asset-based lending. If you have significant assets — investment accounts, retirement funds, real estate — some lenders will qualify you based on those assets rather than income alone.

DSCR loans for investors. If you're self-employed and buying investment property, a Debt Service Coverage Ratio loan qualifies you based on the property's rental income, not your personal income at all.

The key to getting approved as a self-employed borrower is working with someone who knows these programs exist and has relationships with lenders who offer them. Most bank loan officers won't even mention these options because their own institution doesn't carry them.
