Miami Mortgage Guide

I’m Jason L. Esposito, Senior Loan Officer at LoKation Mortgage, NMLS #308764; LoKation Mortgage NMLS #2682974. I’m based in Boca Raton and work remotely with Florida buyers and homeowners. I help Miami buyers compare high-rise condos with established neighborhood homes. Brickell, Edgewater, Coconut Grove and Shenandoah involve different ownership and property reviews, and the City of Miami is not the same municipality as Miami Beach or Coral Gables.

Confirm the municipality before the program

A Miami postal description can cover more than the incorporated City of Miami. I establish the actual parcel and municipality before discussing local assistance, property approvals or rental requirements. Miami Beach and Coral Gables should not be treated as neighborhoods governed by Miami’s municipal process.

Your intended occupancy is equally important. A primary residence, second home and investment application require different review. A listing’s reference to rental potential does not establish local permission, association approval or income the lender will accept.

Brickell and downtown condominium records

In Brickell and downtown, I request the legal project name, association questionnaire and current financial and insurance records. A building’s appearance or amenities do not establish its eligibility. Commercial composition and any hotel or rental-management features need to be documented rather than inferred from the street.

If a listing promotes short-term use, confirm the applicable local rules and association restrictions separately. A permitted rental activity does not automatically fit a residential lending program. I would rather identify a project issue before the buyer relies on a qualification prepared for a different type of home.

Edgewater and waterfront buildings

For Edgewater properties near Biscayne Bay, I ask about the actual building, coverage and applicable inspections. A water view does not establish the unit’s flood requirements or the completeness of the association’s insurance.

Obtain the budget, reserves, assessments and reports for covered buildings. My condo financing guide explains milestone and structural reserve requirements. A renovated unit does not resolve building-wide condition, repair funding or policy concerns. The association’s approval of a resident is separate from lender project review.

Coconut Grove and established houses

Coconut Grove searches can include older homes, attached residences and newer construction. I ask about the legal ownership, permitted improvements and actual condition instead of treating the neighborhood as one property category.

For an older house, obtain roof and alteration records and discuss insurance early. If a listing includes a guest structure or an unusual living arrangement, check the property records and permitted use. An additional entrance or attractive renovation does not establish a legally recognized separate unit or acceptable rental documentation.

Shenandoah and interior neighborhood homes

In Shenandoah and nearby established residential areas, I focus on major systems, additions and the property’s intended use. Buyers considering renovations should obtain appropriate professional advice before assuming planned work fits the purchase transaction.

I also recommend confirming the actual route to work and regular destinations rather than adopting a broad Miami commute claim. Proximity to a major corridor does not establish the same travel pattern for every block, and location preferences do not replace the lender’s appraisal or insurance review.

Insurance and loan-size considerations

Flood information should be checked by address. A coastal location, inland setting or high-floor condo description does not settle the property and lender requirements. Windstorm coverage, roof condition, deductibles and master-policy responsibilities belong in the financing discussion.

HUD’s 2026 FHA one-unit base loan limit for Miami-Dade is $667,000. It concerns the eligible loan amount, not the asking price. FHA loans are insured by FHA, part of HUD; I am not a government agency. I verify the county record while comparing conventional, FHA, eligible VA and jumbo options.

Self-employment, investors and assistance

For self-employed applicants, I compare documented conventional qualifying with bank-statement options. Investment applications require their own occupancy, rental and property review; a proposed rental income stream should not be treated as automatically acceptable.

I check Hometown Heroes and county or municipal assistance using current household rules, eligible locations and funding. City boundaries matter. I work remotely from Boca Raton and can begin with the listing, project name and intended use. Approval depends on credit, income, assets, property and lender guidelines, which can change.

Miami FAQ

Are Miami Beach and Coral Gables part of the City of Miami?

No. They are separate municipalities. I confirm the actual address before discussing city requirements, assistance or rental permissions.

Does permitted short-term rental use establish loan eligibility?

No. Local and association permission are separate from lender property and occupancy requirements. I review the project and proposed use before choosing a financing path.

Does an updated Miami condo avoid building review?

No. Insurance, reserves, inspections, assessments and shared building condition can affect eligibility independently of the unit’s interior.
