Palm Beach County Mortgage Loan Officer

I’m Jason L. Esposito, Senior Loan Officer at LoKation Mortgage, and Boca Raton is my home base. I work remotely with buyers and homeowners in Palm Beach County, Broward and throughout Florida. My NMLS number is 308764; LoKation Mortgage’s NMLS number is 2682974. I help you evaluate financing alongside the actual property and your longer-term plans.

Match the financing conversation to the community

Palm Beach County includes coastal condominiums, established inland neighborhoods, western communities and properties with substantial association obligations. I begin with where you are looking and how you intend to use the property. A primary residence, second home and investment property may follow different underwriting requirements even when the homes look similar.

In Boca Raton, my home base, I see why buyers need to review community documents rather than relying on a neighborhood label. In Delray Beach, Boynton Beach and West Palm Beach, the same principle applies. I help identify financing questions, while your real estate professional, attorney and other licensed specialists address the parts of the purchase within their expertise.

Coastal and western homes have different considerations

A coastal location can bring questions about flood exposure, windstorm coverage, building condition and association insurance. Western communities may have different property characteristics, association structures or land-use considerations. I do not assume that moving inland removes flood risk or makes insurance straightforward. The review needs the property address and relevant documentation.

For homes with unusual acreage, outbuildings or mixed uses, tell me how the property is configured before assuming it fits a standard residential loan. The appraisal and lender’s property-eligibility rules matter. I also ask about association charges and other recurring obligations so the qualification review reflects more than the advertised sale price.

Country clubs and 55+ communities deserve an early review

Country club communities can have required memberships, initiation obligations and recurring charges that differ from ordinary association dues. I ask you to obtain the current schedule and governing documents. A seller’s description may omit obligations that affect your cash needs or the lender’s analysis, and membership arrangements can change.

For a 55+ community, confirm occupancy rules, association screening and approval procedures with the association and your real estate professional. Financing approval does not replace association approval. If you plan to have someone else live with you or expect a change in occupancy, raise that question before signing a contract rather than relying on informal assurances.

Condo approval is separate from borrower approval

A lender can accept your financial profile and still need more information about the building. I review the association questionnaire, budget, reserves, insurance, pending litigation, assessments and applicable structural reports. A completed inspection does not automatically mean the lender will accept the project, especially if it identifies unresolved repairs or unfunded obligations.

My South Florida condo financing guide explains the review changes and Florida inspection requirements. Send me the listing and available association documents early. If the association has not supplied a report, I would rather identify that gap before you rely on a particular closing date.

Higher-priced homes and jumbo financing

Some Palm Beach County purchases involve loan amounts outside conventional conforming guidelines. I discuss jumbo or other eligible financing in general terms only after understanding your income, assets, debts and intended occupancy. Documentation, liquidity and property requirements can differ among lenders; a substantial account balance by itself does not establish approval.

Start with my Florida conforming loan limits page to understand the distinction between conforming and other loan amounts. I also ask about funds needed for memberships, reserves and expenses after closing. The goal is to evaluate the complete transaction rather than choosing a program solely because a home is described as luxury.

FHA limits and local assistance

HUD’s 2026 FHA one-unit loan limit for Palm Beach County is $667,000. Confirm the figure through HUD’s FHA Mortgage Limits lookup, selecting Florida, Palm Beach, FHA Forward and CY2026. That limit does not establish the property’s eligible purchase price or replace borrower and property underwriting.

Palm Beach County and some municipalities operate their own homebuyer assistance programs. Funding windows, household eligibility, property requirements and application procedures can change. Ask me what is currently open for the city where you want to buy; I do not assume assistance is available just because an older webpage describes a program.

I can also review Florida Hometown Heroes where appropriate. Local assistance and Florida Housing programs have distinct rules, and combining programs requires confirmation from the participating agencies and lender. My Broward assistance article concerns Broward, not a promise that the same options exist in Palm Beach County.

Insurance and refinancing require property-specific information

I encourage you to obtain homeowners and windstorm insurance information early and discuss flood coverage with a licensed insurance professional. The lender determines required coverage under its guidelines. For a condo, the master policy does not necessarily cover everything the lender requires for your unit. Insurance, taxes, association dues and applicable assessments affect the qualification review.

If you already own a home, I can review whether refinancing addresses your objective after considering transaction costs, the existing mortgage and your expected ownership period. My Florida refinancing page introduces those questions. Replacing a loan is a decision to evaluate, not an automatic improvement.

Bring me the details before making assumptions

I work remotely and can start with your goals, target community and the documents you already have. My first-time buyer guide, Florida VA page and calculator support that preparation. If you are also looking south, visit my Broward County page. Programs and guidelines are subject to change and borrower and property qualification. I will explain what needs review before you rely on a financing plan.
