Six reasons rate comparison shopping online often leads nowhere useful — and sometimes costs you.
Mortgage rates move multiple times a day — sometimes before noon. A rate posted on a comparison site this morning may reflect pricing from yesterday's bond market close. By the time you're reading it, the actual rate you'd be offered has already changed.
The rates you see advertised online are almost always based on perfect-scenario assumptions: 780+ credit score, 20% down, single-family primary residence, no debt. Change any one of those variables and the rate changes — sometimes significantly. Your real rate is personal to you.
Rate comparison sites make their money by selling your contact information to as many loan officers as possible. One click can trigger dozens of calls, texts, and emails from people who've never looked at your file and are competing on price alone. That's not a service — that's a lead auction.
Some lenders advertise a low interest rate but bury origination fees, discount points, and other costs inside the APR. Others show a higher rate with no fees. Comparing rates across lenders without a same-day Loan Estimate on identical terms is comparing apples to motorcycles.
A rate quoted with 1–2 discount points costs you thousands upfront to buy that rate down. Many rate ads don't disclose how many points are baked in. A rate that looks 0.25% lower can easily cost $4,000–$8,000 more at closing on a $400k loan.
Published rates are for loans that fit neat boxes. Self-employed income, multiple properties, a recent credit event, condo associations, manufactured homes, rural properties — any of these can change what you actually qualify for. A rate you found online may not even be available to you.
What happens when you enter your info on a rate comparison site
These sites — Bankrate, LendingTree, NerdWallet, and others — are lead generation businesses. When you submit your information to "compare rates," they sell that lead to 4, 8, sometimes 12 or more loan officers simultaneously. Each one is competing to be the first person to reach you. The result is a flood of calls, texts, and emails from people you've never heard of, who have no idea what your actual file looks like, and whose rate quote is based entirely on what you typed into a form.
That's not rate shopping. That's opting into a sales funnel.
Your mortgage rate is the intersection of your personal financial profile and what bond markets are doing that day. Here are the six variables that move it most.
Credit score
The single biggest driver. Going from 679 to 680 can drop your rate by 0.125–0.25%. Going from 719 to 720 does the same. Knowing your score — and what moves it — matters before you apply.
Loan-to-value (LTV)
The ratio of your loan to the home's value. Lower LTV generally means lower rate. On VA loans, 100% LTV is standard — but on conventional, every 5% down changes your rate tier.
Loan amount
Conforming and jumbo loans can price differently. County loan limits change periodically, so confirm the current Florida limit for the property you are considering. VA loans have no county loan limit for veterans with full entitlement.
Loan type
VA loans typically price 0.25–0.5% lower than conventional loans for equivalent borrowers. FHA sits in between. The loan type is the rate category — and VA is usually the best one available to eligible veterans.
Rate lock period
A 15-day lock prices lower than a 45-day lock. If you're not under contract yet, locking early costs you. Timing the lock correctly is part of the job.
Market conditions that day
Rates follow the 10-year Treasury yield and mortgage-backed securities (MBS) pricing. Good economic news pushes rates up. Bad news pulls them down. I watch this daily so you don't have to.
VA loans consistently price lower than conventional loans — typically 0.25% to 0.5% below equivalent conventional rates — because the VA guaranty reduces the investor's risk. That difference on a $450,000 loan is roughly $75–$150 per month. Over 30 years, that's $27,000–$54,000.
No PMI — ever
Conventional loans with less than 20% down require private mortgage insurance, which can run $150–$400/month. VA loans have no PMI regardless of down payment. That savings compounds the rate advantage.
No loan limit for veterans with full entitlement
VA county loan limits do not apply to veterans with full entitlement. Your qualifying income, credit, property appraisal, and lender requirements still determine what may be available.
Funding fee is often waived
Veterans with a VA service-connected disability rating of 10% or higher have the funding fee waived entirely. On a $450,000 loan, that's $6,750–$14,850 saved at closing. If you have a rating and aren't using it, you're leaving money on the table.
