Palm Beach Gardens Mortgage Guide

I’m Jason L. Esposito, Senior Loan Officer at LoKation Mortgage, NMLS #308764; LoKation Mortgage NMLS #2682974. I’m based in Boca Raton and work remotely with Florida buyers and homeowners. In Palm Beach Gardens, I help buyers separate the house, association and any country-club obligations before reviewing financing. PGA National, Mirasol, BallenIsles, Old Palm and Avenir should not be treated as one ownership arrangement.

The complete ownership picture comes first

Palm Beach Gardens offers established neighborhoods, gated golf communities, condos and newer development. I ask which property and association apply, not simply whether the listing is described as a country-club home. The name at the entrance does not identify every financial obligation or approval process.

I also establish your intended occupancy and how the purchase fits your finances. A primary residence, seasonal home and investment application can involve different requirements. Send the actual listing early so the review reflects the property you want rather than a generic Gardens address.

PGA National and project-specific records

PGA National contains distinct residential neighborhoods and ownership types. I confirm whether a property is detached, fee-simple attached housing or a condominium. The documents for one neighborhood do not establish eligibility for another.

Obtain association information and clarify any separate club arrangements. I do not assume a marketing reference to golf establishes a required membership or an included benefit. For condominium ownership, the project budget, insurance, reserves and relevant inspection records matter alongside the individual unit’s condition.

Mirasol, BallenIsles and Old Palm

For these gated golf and country-club settings, I want the current written membership requirements rather than an old listing’s cost summary. Ask about equity or initiation charges, recurring dues, applicable assessments, transfer provisions and whether an obligation is refundable.

Association and club obligations are not automatically the same thing. I disclose the documented requirements to the lender to determine how they affect funds needed and qualification. A one-time charge should not be assumed to have the same treatment as a recurring obligation, and I do not quote a community-wide figure without current records.

For higher financing requests, jumbo options may be relevant depending on the loan amount and program. The club’s reputation or the house’s asking price does not determine the product by itself. I review the application, assets and appraisal under the lender’s current requirements.

Avenir and newer development

Avenir can introduce builder contracts, development phases and community obligations that differ from established resale neighborhoods. I ask which association, district assessments or other recorded obligations apply to the actual home. Verify what is completed and what is described as a future amenity.

Newer construction does not eliminate the need for insurance, appraisal or property review. I want the contract and available property documents before assuming a completion schedule or a particular financing arrangement will fit. Compare the complete transaction rather than make the decision from an incentive description alone.

Gardens Mall, PGA Boulevard and daily use

The Gardens Mall and PGA Boulevard are useful landmarks when comparing locations, but proximity to them does not define a property’s association or legal ownership. Check the route from the particular address to your regular destinations instead of applying one travel estimate across the city.

For a condo near commercial corridors, being close to retail is not itself proof of a mixed-use project. My condo financing guide explains the project records and building reviews that can actually determine eligibility.

Insurance and address-specific risks

Ask an insurance professional about windstorm protection, roof age, replacement documentation and the proposed deductible. A seller’s policy does not establish coverage for the next owner. For association properties, clarify what the master policy covers and what remains your responsibility.

Flood review should follow the parcel, not a general inland or coastal label. Lakes and canals do not by themselves determine the lender’s requirements. Insurance, association dues and documented membership obligations should be part of the qualification discussion before you settle on a property.

Programs and assistance

HUD’s 2026 FHA one-unit base loan limit in Palm Beach County is $667,000, a limit on the eligible loan amount rather than the property price. I verify the current HUD record and property eligibility. FHA loans are insured by FHA, part of HUD; I am not a government agency.

I discuss conventional financing, eligible VA options, jumbo and bank-statement options according to your documentation. I also check Hometown Heroes and applicable county or city assistance without assuming funds or household eligibility.

I work remotely from Boca Raton and help organize the property, membership and application records. Approval depends on credit, income, assets, property and lender guidelines, which can change.

Palm Beach Gardens FAQ

Are club membership charges included in every HOA figure?

No. Obtain the current association and club documents separately. I disclose required equity, initiation, recurring dues and assessments so the lender can determine their treatment in qualification.

Does every PGA National home use the same condo approval?

No. The actual ownership, association and project matter. I do not transfer a project approval or requirement from one PGA National neighborhood to another without review.

Does newer Avenir construction remove the need for property review?

No. The lender still evaluates the contract, appraisal, insurance and property eligibility. Association obligations, applicable district assessments and the actual construction status also need review.
