St. Augustine Mortgage Guide
I’m Jason L. Esposito, Senior Loan Officer at LoKation Mortgage, NMLS #308764; LoKation Mortgage NMLS #2682974. I’m based in Boca Raton and work remotely with Florida buyers and homeowners. I help St. Augustine buyers compare historic city homes, Davis Shores, island-area condos and broader county communities. The actual municipality and intended occupancy matter more than a general historic-coast or vacation-home description.

A St. Augustine address can mean different jurisdictions
The City of St. Augustine, St. Augustine Beach and unincorporated St. Johns County have different local requirements. I verify the actual parcel before discussing assistance, rental permission or property approvals. A postal address does not establish which rules govern the home.
I also ask whether you plan a primary residence, seasonal use or an investment. A location popular with visitors does not establish acceptable rental use or income. The lender needs the actual occupancy and property information before the financing path is selected.
Lincolnville and historic city houses
For Lincolnville and other historic-area homes, I request roof, major-system and alteration records. Confirm the particular property’s designation and applicable approval requirements before relying on exterior changes or additions.
Historic character does not establish current condition. Your inspector and insurer should evaluate the actual house and supporting records. An appraisal does not replace those reviews or establish that a converted space, guest accommodation or advertised extra unit has all required approvals.
Davis Shores and Anastasia Island searches
For Davis Shores and other Anastasia Island-area properties, I recommend an address-specific flood determination and insurance conversation. The island label or proximity to water does not settle elevation, coverage or the lender’s requirements.
Confirm the municipality and any waterfront access rights attached to the parcel. Where marine improvements exist, obtain appropriate professional assessments. If prior damage or major repairs are disclosed, request available records instead of relying on updated finishes to establish that underlying concerns are resolved.
Shores, South and World Golf Village-area communities
St. Augustine Shores, St. Augustine South and World Golf Village-area listings can involve unincorporated county addresses rather than the city’s process. I establish the jurisdiction and actual ownership instead of using a familiar regional name as an approval shortcut.
For an association property, obtain neighborhood, master and applicable recorded assessment information. Any separate club or membership obligation should be documented rather than assumed included in a dues summary. A community amenity reference does not establish the rights conveyed with every property.
Condos and rental restrictions
For a condominium, I request the project questionnaire, budget, reserves, insurance, assessments and relevant inspection records. My condo guide explains Florida building reviews, including milestone and structural reserve requirements for covered properties.
Short-term use needs separate confirmation of local rules, association restrictions and any management agreement. Resident approval is not mortgage approval, and permitted rental use does not establish that every residential program accepts the arrangement. I review the actual project rather than a seller’s description of vacation potential.
Insurance and applicable financing
Roof age, windstorm protection and proposed deductibles should be discussed early for mainland and island properties. A seller’s existing policy is not proof of the coverage available to the next owner. Insurance and association obligations can affect qualification.
I compare conventional financing, FHA, eligible VA and jumbo requests using the borrower and home. Confirm St. Johns County’s applicable figure through the loan limits page and official record. The limit applies to loan amount rather than sale price.
Assistance and the first documents to send
Hometown Heroes and county or municipal assistance have current household, property and funding rules. A program described for the city should not automatically be applied to a county address or neighboring beach municipality.
I work remotely from Boca Raton. Send the listing, intended occupancy and available association or roof information early. Self-employed buyers can compare conventional documentation with bank-statement options, and existing owners can review refinancing separately. Approval depends on credit, income, assets, property and lender guidelines, which can change.
St. Augustine FAQ
Is St. Augustine Beach part of the City of St. Augustine?
No. It is a separate municipality. I verify the actual address before using local rental requirements, assistance or approval rules.
Does a historic home automatically allow my planned renovations?
No. Confirm the property’s designation and applicable approvals with the relevant local office. An appraisal or a nearby renovation does not establish permission.
Can county-area communities use city assistance automatically?
No. Eligibility follows the actual program and property location. I check current funding, household rules and eligible addresses before including assistance.
