VA Loan Benefits Most Veterans Don't Know About
Your VA benefit is one of the most powerful financial tools available — but most veterans only scratch the surface of what it can do.
If you've served in the U.S. military, you've earned one of the most powerful home-financing tools available — and most veterans barely scratch the surface of what it can do.
Here are the VA loan benefits that come up again and again in my conversations with veteran clients who didn't know they existed.
No down payment required. This is the big one. Eligible veterans can buy a home with zero down, which is nearly impossible to find in any other loan program for primary residences.
No private mortgage insurance (PMI). Conventional loans require PMI if you put less than 20% down — that can add hundreds of dollars to your monthly payment. VA loans never require PMI, regardless of how much you put down.
Your benefit is reusable. VA loan benefits don't disappear after you use them once. As long as your prior VA loan is paid off (or you sell the property), your entitlement is fully restored. In some cases, you can even have two VA loans at the same time.
You can refinance with almost no paperwork. The VA Interest Rate Reduction Refinance Loan — the IRRRL — lets eligible veterans lower their interest rate without an appraisal in most cases and with minimal documentation. It's one of the fastest refinances available.
VA loans are assumable. If you sell your home, a qualified buyer can take over your VA loan — including your locked-in interest rate. In a high-rate environment, this can make your home significantly more attractive to buyers.
The funding fee can be waived. Veterans with a service-connected disability rating may be exempt from the VA funding fee entirely, which saves thousands at closing.
